Terms and Conditions (T&C)
1. Scope
These Terms and Conditions apply to the rental of one or more holiday apartments Apartments Franc between the landlord and the guest.
By making a booking, the guest accepts these terms.

2. Booking and Contract Conclusion
Bookings can be made in writing, by email, or via a booking platform.
The rental agreement becomes binding once the landlord confirms the booking and the agreed deposit has been received.
3. Prices and Payment Terms
The prices agreed at the time of booking apply.
- Deposit: 30% of the total price, payable within 5–7 days after booking confirmation
- Final payment: due no later than 14 days before arrival
- All payments must be made exclusively by bank transfer to the account specified by the landlord
For short-notice bookings (less than 14 days before arrival), the total amount is due immediately.
If payments (deposit or final payment) are not made on time, the landlord reserves the right to withdraw from the contract and cancel the booking.
4. Arrival and Departure
- Check-in: from 3:00 pm
- Check-out: by 10:00 am
Any deviations are only possible by prior arrangement.
5. Key Collection and Registration
Access to the apartment is provided via an on-site key safe.
The access code will be sent to the guest no later than the evening before arrival.
Providing the code requires that all guests are fully registered online in advance.
This registration is legally required.
If registration is not completed in time, check-in may be delayed.
When leaving the apartment, the guest is required to:
- close and properly lock all doors and windows
- switch off all electrical appliances and utilities
- ensure the main entrance door of the building is securely locked
- return all keys to the key safe
- to inform the landlord of any damage, defects or malfunctioning equipment
6. Use of the Apartment
The apartment may only be used by the agreed number of guests.
- Smoking is strictly prohibited throughout the entire building
- Smoking on balconies is only permitted if it does not disturb other guests
- Pets are not allowed, particularly out of consideration for guests with allergies
Guests are required to:
- show consideration for other guests and neighbours
- maintain a reasonable noise level at all times
- observe quiet hours, especially between 8:00 pm and 8:00 am
Parties, events, or subletting are not permitted.
Guests must treat the property with care.
7. Cancellation by the Guest
The guest may cancel the booking at any time before arrival. The following cancellation policy applies:
- up to 30 days before arrival: free cancellation (deposit will be refunded)
- 29–14 days before arrival: 50% of the total price
- 13–7 days before arrival: 80% of the total price
- less than 7 days before arrival or no-show: 100% of the total price
The date the cancellation is received by the landlord is decisive.
Payments already made will be offset accordingly.
8. Cancellation by the Landlord
The landlord may withdraw from the contract before arrival if:
- force majeure or unforeseen circumstances make the rental impossible
- the accommodation cannot be provided as agreed
In this case, any payments already made will be refunded in full. No further claims shall arise.
9. Liability
The landlord is only liable for damages resulting from intentional or grossly negligent behaviour.
No liability is accepted for the guest’s personal belongings.
10. Security Deposit
A reasonable security deposit may be required.
This will be refunded after proper handover of the apartment.
11. Data Protection
The guest’s personal data will be used solely for the purpose of processing the booking and will not be shared with third parties, unless required by law.
12. Applicable Law
The law of the Republic of Slovenia applies.
For consumers, mandatory EU consumer protection regulations also apply.
13. Final Provisions
Should any provision of these terms be invalid, the validity of the remaining provisions shall remain unaffected.
